The fundamentals remain strong

The demographic wave driving Florida real estate isn't slowing down. Baby Boomers and Generation X are retiring or approaching retirement at record rates, and a significant percentage of them are looking at Florida — specifically the Gulf Coast. The weather, tax environment (no state income tax), and lifestyle make Southwest Florida a compelling destination.

Population growth in Sarasota and Manatee counties has been consistently strong, and I expect that to continue.

Inventory watch

One of the key questions for 2026 is whether inventory will continue to grow. More homes on the market gives buyers choices and keeps prices in check. Currently, inventory is healthy — better than 2021–2022, but not so high as to suggest distress. Watch this number.

Interest rate sensitivity

The market is unusually sensitive to interest rate movements right now. A meaningful rate decrease — even to the high 5% range — could unlock a significant wave of buyers who've been waiting. It could also unlock sellers who are currently rate-locked in homes they'd otherwise sell. Both effects matter.

What I'm watching specifically

New construction is still active in Manatee County — North River Ranch, Cresswind, and various communities from Lennar and DR Horton. When builders get aggressive with incentives, it affects the resale market in those same areas. Worth factoring in if you're buying a resale in a new-construction neighborhood.

My advice for 2026

Buyers: don't wait for a market "crash" that isn't coming. Well-priced properties in desirable locations will continue to find buyers. The opportunity to negotiate and take your time exists today — it may not in a lower-rate environment.

Sellers: pricing discipline matters more than ever. The days of listing above market and waiting for a buyer are over. Strategic pricing and presentation produce results; overpricing just produces expired listings.
