After a period of price correction, Sarasota is seeing renewed buyer demand — especially in the $500K–$900K range. Here's what I'm seeing on the ground.
Spring has arrived and so has renewed energy in the Sarasota market. After a cooling period through late 2024, buyer inquiries are up noticeably in the first quarter of 2025.
What I'm seeing:
The $500K–$900K range is the most competitive right now. Well-priced homes in communities like Palmer Ranch, Skye Ranch, and the Venice area are moving quickly — often within 10–14 days of listing. Anything that shows well and is priced correctly is not sitting.
The luxury segment ($1.2M+) is moving more slowly, which actually creates opportunity for buyers with flexibility. I've been able to negotiate meaningful seller concessions — closing costs, rate buydowns, even repairs — in this range.
Interest rates remain the headline. Buyers have largely adjusted their expectations and are focusing more on monthly payment than purchase price. The 30-year fixed hovering around 6.8–7% is frustrating, but I'm seeing creative solutions: seller-paid buydowns, assumable loans on VA/FHA properties, and adjustable-rate products for buyers who plan to refinance within 5 years.
My advice for buyers right now: Get pre-approved and be ready to move quickly on well-priced properties. For sellers: pricing is everything. Overpriced homes are sitting and eventually selling at a discount anyway — we're better off pricing strategically from day one.
