As we close out 2025, it's worth stepping back and looking at what actually happened in the Southwest Florida real estate market this year.
The headline: a market finding its equilibrium
After the frenetic pace of 2021–2022, the Sarasota area market spent much of 2023 and 2024 adjusting. In 2025, we've seen a more balanced market emerge — not a buyer's market, not a seller's market, but something closer to equilibrium. Days on market increased, inventory normalized, and negotiation returned to the table.
Price performance
Sarasota County single-family home prices held relatively steady in 2025, with median prices in the $430K–$470K range. We did not see the sharp corrections some predicted. The market softened but didn't break. Strong underlying demand from multiple buyer segments — relocating buyers, remote workers, and those drawn to the Gulf Coast lifestyle — provided a floor.
Interest rates shaped behavior
Rates that began the year around 7% edged lower but stayed in the mid-6% range through most of the year. This kept some potential sellers "rate-locked" in their current homes. Buyers largely adapted, factoring in refinancing potential down the road.
Segments that outperformed
Competitively priced single-family homes in the $400K–$700K range moved quickly when well-priced and well-presented. The luxury market ($1.5M+) was slower, with more negotiation. New construction communities offered builder incentives that offset higher price tags.
What this means for 2026
Heading into 2026, I'm cautiously optimistic. Inventory is healthy enough to give buyers choices but not so high as to depress prices significantly. The population trends driving demand in Southwest Florida remain intact. And if rates come down at all, it could unlock significant pent-up demand on both the buyer and seller sides.
