HOA fees: what they are and why they vary
A Homeowners Association fee covers the maintenance of common areas, community amenities, and often exterior maintenance depending on the community type. Fees can range from $50/month (a basic neighborhood with just lawn care for common areas) to $1,500+/month (a high-amenity gated community with golf, pools, tennis, restaurants, and 24-hour security).
Always read the HOA documents — specifically the financials and reserve fund status — before closing. A well-funded reserve means your HOA is maintaining for the future. An underfunded reserve can mean special assessments (unexpected bills) later.
CDD assessments: frequently misunderstood
A Community Development District (CDD) is a special-purpose government entity used to finance infrastructure for a new planned community — roads, utilities, parks, etc. The developer sells bonds, and residents pay off those bonds over 15–30 years through their property tax bill.
CDDs are normal, legal, and fully disclosed. They're not a sign of financial trouble. They do mean your effective property tax rate is higher than the posted county rate. In Lakewood Ranch and many newer communities, CDD assessments of $1,500–$3,500/year are common.
Multiple HOA structures
Some communities have multiple HOAs — a master association covering the overall community and a sub-association for your specific neighborhood. Both will have fees. This is common in large master-planned communities like Lakewood Ranch and Palmer Ranch.

Before we write an offer, I make sure you know the complete picture: HOA monthly fee, CDD annual assessment, any pending special assessments, and what the fees cover. No surprises at closing.
