What the zone designations mean

FEMA designates flood zones based on risk. The key designations to know: - Zone X (or X500): Low to moderate risk. Flood insurance is not federally required, but still available and sometimes worth having. - Zone AE: High risk. Flood insurance is required for federally-backed mortgages. Based on base flood elevation (BFE). - Zone VE: Coastal high hazard. The most restrictive. Applies to areas subject to wave action in addition to flooding.

What flood insurance actually costs

This is where buyers are often surprised. In Zone AE, flood insurance through the National Flood Insurance Program (NFIP) can range from under $1,000 to $5,000+ annually depending on the elevation of the structure, the base flood elevation, and other factors. Private flood insurance is increasingly available and sometimes cheaper.

For Zone VE properties, insurance can be significantly higher.

Elevated structures matter

A home built on a raised foundation — common in newer construction in flood-prone areas — may have a much lower insurance rate than an older home built at grade. An elevation certificate — a formal survey of the structure's elevation relative to base flood — is essential for understanding your actual insurance exposure.

Before you fall in love with a property

I always check the flood zone before we go further. For borderline properties or waterfront, I encourage buyers to get an insurance quote during the inspection period — before the contract deadline — not after.

The bottom line

Flood zones aren't a reason to avoid the Gulf Coast. They're a factor to understand and price appropriately. Millions of people live happily in Zone AE. The key is going in informed, not surprised.
